The 60 most desirable places to live in London revealed: the number 1 spot is in the south-east of the capital… and has no Tube services

It has no metro connections, no Michelin-starred restaurants – and is south of the river.

Yet Dulwich has been revealed as the most desirable place to live London.

The southeastern area tops the real estate agent rankings Foxtons of the 60 hotspots where property buyer inquiries have increased the most in the British capital.

The average number of monthly applications for homes in leafy Dulwich has increased by 153 percent compared to 2023, Foxtons reports.

Hampstead comes second in the table, with 104 per cent more buyer inquiries per month compared to last year, while Ilford (third) has also seen a big increase: 101 per cent.

The rest of the top 10 consists of Kingston (fourth, 93 percent); Stoke Newington (fifth, 89 percent); Ealing (sixth, 87 percent); London Bridge (seventh, 78 percent), St John's Wood (eighth, 77 percent); Wapping (ninth, 73 percent) and Putney (10th, 73 percent).

At the bottom of the table is Bromley (60th, -26 percent); Sloane Square (59th, -9 percent); and Richmond & Twickenham (58th, -5 percent).

So what draws property hunters to Dulwich?

Perhaps the great education options, from Dulwich Village Church of England Infants' Schoolwhich was given an 'outstanding' inspection rating by Ofsted in 2023, up to grand Dulwich Collegewith an alumni list that includes CS Forester, Ernest Shackleton, Bob Monkhouse and actor Chiwetel Ejiofor.

Awaiting buyers may also be interested in the beautiful Dulwich Park, Dulwich Photo Gallerya game of catch Dulwich Hamlet FC and the food and beverage options, including the renowned wine bar Drop Dulwich at Melbourne Grove in East Dulwich and The Lordship Pub.

The area, where the average house price is £770.00, also has the hallmark of several well-known types. Past residents include Ronnie Corbet, Enid Blyton and Margaret Thatcher, and current residents include Richard Ayoade of The IT Crowd, Hollywood heartthrob Jason Statham and his wife Rosie Huntington-Whiteley, BBC news presenter Ros Atkins and Game of Thrones stars Lena Headey and Iain Glen.

Director of estate agent Benham and Reeves, Marc von Grundherr, said: 'Dulwich has become increasingly popular in recent times, especially among younger buyers as the new 'cool' place to be – a crown previously held by the likes of Shoreditch and Camden for quite some time.

'The area has also benefited from the well-known ripple effect, as buyers from nearby Brixton have looked for an alternative option within easy reach, but at a more affordable price tag. However, this emerging label and the increase in buyer activity has seen house prices rise by around six per cent year on year.”

Hampstead, in second place, is known for its beautiful expanses of moorland and its range of beautiful properties, many of which are owned by a celebrity.

Notable residents include Liam Gallagher, Helena Bonham Carter, Jonathan Ross, Ricky Gervais, Stephen Fry, Harry Styles and Benedict Cumberbatch.

The average house price in Hampstead? Only 1.3 million euros.

The average house price for third-place Ilford is £470,000, with Tripadvisor listing Valentines Park, the Kenneth More Theater and Redbridge Museum & Heritage Center as among the area's top attractions.

Foxton's CEO, Guy Gittins, commented: 'It has been an extremely positive start to the year for the London property market and we have already seen a notable increase in the number of buyers inquiring in all but a handful of areas.

'This is despite the fact that mortgage rates have yet to fall and such a show of intent so early in the year can only bode well for the months ahead as we head into what is traditionally the busiest time of year for market activity.

'So if you're thinking of buying in 2024, now is the time to act because you're already facing a higher level of competition from other buyers and this competition will only intensify.'
